October 2025 has brought a noticeable shift in Metro Vancouver’s real estate landscape. According to the latest data from the Greater Vancouver REALTORS® (GVR), home sales are down by 14% compared to October 2024, marking one of the slowest fall markets in recent years. At the same time, the number of active listings continues to climb, creating ideal conditions for buyers to negotiate better prices and terms.

“After peaking in June, inventory levels have edged lower, and prices have eased across all market segments,” said Andrew Lis, GVR’s chief economist. Detached homes now average $1,916,400, townhouses $1,066,700, and condos $718,900 — each showing modest month-to-month declines.
