Easing Home Prices Help Lift Sales in Metro Vancouver – August 2025 Market Update

Metro Vancouver’s housing market saw a modest rebound in August 2025 as easing home prices encouraged more buyers to return to the market. According to the Greater Vancouver REALTORS® (GVR), residential sales on the MLS® reached 1,959 transactions, up 2.9% from August 2024.

Although activity remains 19.2% below the 10-year seasonal average of 2,424 sales, the data suggests buyers are regaining confidence, especially in detached and attached home segments.


Detached and Attached Homes Lead Sales Growth

Sales in the detached and attached segments rose over 10% year-over-year, showing that buyers in higher price brackets are stepping back into the market.

  • Detached homes: 575 sales, up 13% from August 2024. Benchmark price: $1,950,300 (down 4.8% year-over-year).

  • Townhomes (attached): 409 sales, up 10.5%. Benchmark price: $1,079,600 (down 3.5% year-over-year).

  • Apartments: 956 sales, down 5.5%. Benchmark price: $734,400 (down 4.4% year-over-year).

These figures highlight a shift: more buyers are finding opportunities in detached and townhome markets as prices continue to adjust.


Listings and Inventory Levels Rising

The supply side also saw growth:

  • New listings: 4,225 properties, a 2.8% increase compared to August 2024, and slightly above the 10-year average.

  • Total active listings: 16,242 homes, 17.6% higher year-over-year and nearly 37% above the long-term average.

This increase in listings is giving buyers more options, though experts warn that the window of opportunity may narrow if sales activity continues to improve.


Sales-to-Active Listings Ratio – Market Balance Signal

Metro Vancouver’s overall sales-to-active listings ratio for August was 12.4%. By property type:

  • Detached homes: 9.3%

  • Townhomes: 15.8%

  • Apartments: 14%

Analysts note that when the ratio stays below 12%, prices often face downward pressure. When the ratio exceeds 20%, prices tend to rise. With August sitting just above the 12% mark, the market is balanced but could shift if demand strengthens.


Price Trends and Buyer-Seller Expectations

The MLS® Home Price Index composite benchmark is now $1,150,400, down 3.8% year-over-year and 1.3% from July 2025.

“Prices have eased around two per cent since the start of the year and are down about one per cent month over month in August, signalling that sellers have been willing to lower price expectations,” said Andrew Lis, GVR’s director of economics and data analytics.

This alignment between seller and buyer expectations is boosting sales, though the market still faces affordability challenges.


What This Means for Buyers and Sellers

For buyers, the current market provides an opportunity to purchase with more choice and negotiating room, particularly in the detached and townhouse segments. However, if inventory tightens, competition may increase.

For sellers, realistic pricing is key. Homes priced strategically in line with current benchmarks are more likely to attract offers quickly.
