Greater Vancouver home sales increased at the start of summer, showing renewed buyer activity across detached homes, townhomes, and apartments. According to the Greater Vancouver REALTORS® June 2026 market report, residential sales in Metro Vancouver reached 2,390 in June 2026. This represents a 9.6% increase compared to June 2025.
Although sales improved year-over-year, activity remained 12.4% below the 10-year seasonal average. This means demand is returning, but buyers are still moving carefully in a market with more available inventory than usual.

This broad increase in demand may be an early sign that more buyers are returning to the Greater Vancouver real estate market. In recent years, sales activity has often been mixed across different property types. June’s data was different because all major housing categories posted gains.
This does not mean home prices are rising quickly. However, it does suggest that buyer confidence may be improving as summer begins.
Metro Vancouver Inventory Remains Above Average
New listings in Metro Vancouver reached 5,938 properties in June 2026. This includes detached, attached, and apartment homes listed on the MLS® system.
That number was 6% lower than June 2025, but still 5.9% above the 10-year seasonal average. Buyers still have more choice than usual, but the number of new listings coming to market has slowed.
The total number of active listings in Metro Vancouver was 17,017 in June 2026. This was 3.1% lower than June 2025, but still 30.2% above the 10-year seasonal average.
For sellers, this means pricing and presentation remain very important. For buyers, it means there are still opportunities to compare properties and negotiate.
Sales-to-Active Listings Ratio Shows Balanced Market Conditions
The sales-to-active listings ratio for all property types in Metro Vancouver was 14.6% in June 2026.
Detached homes had a ratio of 12%. Attached homes had a ratio of 17.8%. Apartments had a ratio of 15.5%.
This ratio helps measure the balance between buyer demand and available inventory. When the ratio stays below 12% for a long period, home prices may face downward pressure. When the ratio stays above 20% for several months, prices often experience upward pressure.
At the current level, the Greater Vancouver housing market remains balanced, with early signs of improving demand.
Greater Vancouver Home Prices Remain Stable
The MLS® Home Price Index composite benchmark price for all residential properties in Metro Vancouver was $1,099,100 in June 2026.
This represents a 6% decrease compared to June 2025 and a slight 0.1% decrease compared to May 2026.
Although Greater Vancouver home sales increased in June, prices have not moved much in recent months. Inventory has been high enough to absorb the increase in demand.
If buyer activity continues to rise while new listings slow, inventory may begin to decline. This could create more support for prices later in the year.
Detached Home Sales in Greater Vancouver
Detached home sales reached 747 in June 2026. This was a 13.7% increase from the 657 detached sales recorded in June 2025.
The benchmark price for a detached home in Metro Vancouver was $1,842,900. This represents a 7.1% decrease from June 2025 and a 0.3% decrease compared to May 2026.
Detached homes remain the highest-priced property type in the region. However, the increase in sales shows that buyers are still active when homes are priced correctly.
Apartment Sales in Greater Vancouver
Apartment sales reached 1,103 in June 2026. This was a 6.1% increase compared to the 1,040 apartment sales recorded in June 2025.
The benchmark price of an apartment home was $695,200. This represents a 7.1% decrease from June 2025 and a 0.4% decrease compared to May 2026.
Apartments continue to be an important option for first-time buyers, investors, and downsizers in Metro Vancouver. With prices lower than last year and more listings available, some buyers may find better opportunities in today’s market.
Townhouse and Attached Home Sales
Attached home sales reached 527 in June 2026. This was an 11.4% increase compared to the 473 sales recorded in June 2025.
The benchmark price of a townhouse was $1,046,200. This represents a 5% decrease from June 2025 and a 0.2% decrease compared to May 2026.
Townhomes remain popular with buyers who want more space than an apartment but are not ready for the price of a detached home. The attached home market had one of the stronger sales-to-active listings ratios in June.
