Metro Vancouver’s real estate market continued showing signs of recovery in July 2025, building on momentum that began in June. According to the Greater Vancouver REALTORS® (GVR), residential sales across the region reached 2,286—down just 2% compared to July 2024, and only 13.9% below the 10-year seasonal average.

Sales activity: 2,286 total residential sales, compared to 2,333 in July 2024.

New listings: 5,642 homes were newly listed, a slight 0.8% increase year-over-year.

Total inventory: 17,168 homes available, nearly 20% higher than last year and 40% above the 10-year average.

Sales-to-active listings ratio: 13.8% overall (10.2% detached, 16.7% townhomes, 15.9% condos).

Composite benchmark price: $1,165,300, down 2.7% from July 2024 and 0.7% from June 2025.

Detached homes: $1,974,400, down 3.6% year-over-year.

Townhomes: $1,099,200, down 2.3% year-over-year.

Apartments: $743,700, down 3.2% year-over-year.
Market Analysis
While sales activity is recovering, a healthy level of inventory—hovering around 17,000 listings—has kept home prices stable for now. If buyer demand strengthens further in the coming months, sellers may begin regaining leverage as supply gets absorbed.
As Andrew Lis, GVR’s director of economics, noted: “Although the Bank of Canada held the policy rate steady in July, this decision could help bolster sales activity by providing more certainty surrounding borrowing costs.”
For buyers, the current balance between supply and demand offers greater choice and negotiating power. For sellers, the recovering pace of sales suggests improved opportunities heading into fall.
