Diverging Trends: Detached Homes Gain Momentum While Condos Lag
The latest data from Greater Vancouver REALTORS® highlights a clear shift in the Metro Vancouver real estate market. While overall home sales remain relatively stable compared to last year, a growing divide between detached homes and multi-family properties is becoming more apparent.
In April 2026, a total of 2,110 residential sales were recorded, representing a modest 2.5% decrease from April 2025. More notably, sales remain 22.9% below the 10-year seasonal average, reflecting continued cautious market activity.
Detached Market Showing Strength
Detached homes are emerging as the strongest-performing segment. Sales reached 659 units in April, marking a 14% increase year-over-year. This trend suggests renewed confidence among buyers in the detached segment, which has historically acted as a leading indicator for broader market movement.
The benchmark price for detached homes currently sits at $1,840,700, down 8.3% from last year, creating potential opportunities for buyers looking to enter this segment.
Condo and Townhome Segments Slowing
In contrast, apartment and townhouse sales continue to soften. Apartment sales declined by 10.7%, while attached home sales saw a slight 2% decrease. Increased inventory and affordability pressures are contributing to slower absorption in these segments.
For investors and landlords, this shift is particularly important. Slower condo sales often translate into higher rental demand, especially in areas like North Vancouver and Burnaby, where rental inventory remains tight.
Inventory Levels and Pricing Pressure
Inventory levels remain elevated across Metro Vancouver. There are currently over 16,000 active listings, nearly 38% above the 10-year seasonal average. This increase in supply is helping to stabilize prices across most property types.
The sales-to-active listings ratio sits at 13.5%, indicating balanced to slightly buyer-favoured conditions. Historically, sustained levels below 12% put downward pressure on prices, while levels above 20% push prices upward.
