Metro Vancouver Real Estate market update, May 2025: A Shift Toward Buyers

According to the Greater Vancouver REALTORS® (GVR), residential sales in May 2025 dropped 18.5% year-over-year, totaling 2,228 sales across detached, attached, and apartment homes. Even more striking, this figure is 30.5% below the 10-year seasonal average.

While some signals suggest the market could rebound later in the year—much like it did in 2020—many buyers are still sitting on the sidelines, waiting for the right opportunity.


🔹 Active Listings Reach 10-Year High

There were 6,620 newly listed properties in May 2025, bringing the total number of listings to 17,094—a massive 25.7% increase compared to the same time last year. For context, this is nearly 46% above the 10-year seasonal average.

For buyers, this means more options, stronger negotiating power, and less urgency to jump on listings. For sellers, competitive pricing is now more important than ever.


🔹 Market Tilts in Favour of Buyers

With a sales-to-active listings ratio of 13.4%, the market has clearly shifted in favor of buyers. Detached homes are at 10.2%, townhomes at 17.4%, and condos at 14.7%. Historically, ratios below 12% lead to downward pressure on prices—exactly what we are seeing now.


🔹 Home Prices Trending Down

  • Detached Homes: $1,997,400 (⬇ 3.2% YoY)
  • Apartments: $757,300 (⬇ 2.4% YoY)
  • Townhomes: $1,106,800 (⬇ 3.4% YoY)

Overall, the benchmark price for all residential homes in Metro Vancouver is $1,177,100, representing a 2.9% drop from last year and 0.6% from last month.
