April 2025 has shown that while sales are slower, the market presents exciting opportunities for buyers looking to invest, upgrade, or enter homeownership.

According to the Greater Vancouver REALTORSĀ® (GVR), residential sales on the MLSĀ® system totalled 2,163 in April 2025, marking a 23.6% decrease compared to April 2024 and falling 28.2% below the 10-year seasonal average.

Experts point to economic uncertainty as a key factor, with Canada’s political landscape and international trade challenges creating a ā€œwait and seeā€ approach among buyers. ā€œThe slower sales we’re now seeing stand out as unusual, particularly against a backdrop of significantly improved borrowing conditions,ā€ said Andrew Lis, GVR’s director of economics and data analytics.

Despite the slower sales, listings are climbing. In April 2025, there were 6,850 newly listed properties, only slightly down from last year but 19.5% above the 10-year average. The total number of active listings has reached 16,207 properties, a 29.7% increase from April 2024 and a 47.6% increase above the 10-year seasonal average.

For those considering buying a home in Metro Vancouver, this market shift brings a clear message: there’s more choice and less competition. The sales-to-active listings ratio sits at 13.8%, reflecting a balanced market where buyers have more negotiating power.

By property type:

  • Detached homes: 9.9% sales-to-active listings ratio

  • Townhouses: 17.5%

  • Apartments: 15.7%

Historical trends suggest prices see downward pressure when this ratio falls below 12%, offering buyers additional leverage.

  • All Residential Properties: $1,184,500 (1.8% decrease year-over-year)

  • Detached Homes: $2,021,800 (0.7% decrease year-over-year)

  • Townhouses: $1,102,300 (2.9% decrease year-over-year)

  • Apartments: $762,800 (2.0% decrease year-over-year)

Lis adds, ā€œInventory levels have just crested 16,000 for the first time since 2019. Prices have stayed stable, and borrowing costs are the lowest they’ve been in years.
